Polk County, Florida · Pilot

For Polk County land professionals: what got filed, decided, and assembled this week.

Built for land-use attorneys, developers, civil engineers and surveyors, and regional builders who work Polk County, Florida. Every Monday you get one email plus a CSV covering the prior week: rezoning and comp plan applications, hearing outcomes, plat recordings, commercial and multifamily permits, and flags when the same buyer assembles adjacent parcels. Every row traces to the public record it came from, so you can check it in one click and move before the project is common knowledge. No reading full agendas. No watching hearing video.

These are signals, not listings or off-market deals. Every row traces to the public record it came from.

Assemblage watch. When the same buyer purchases adjacent parcels, the feed flags it. That is someone putting together a large tract, weeks or months before a rezoning application or a listing. Nobody else sells this signal at this price.

Beyond Polk: the Florida build behind this feed

Polk is the live weekly feed. The same four public-record pulls (board and planning agendas, permits, Property Appraiser bulk files, and Clerk official records) are built or mapped across the rest of Florida, so new counties can join the feed after passing the same checks Polk passed. First pulls were completed in October 2026.

Central FloridaOrange, Seminole, Osceola, Lake, Volusia, and Brevard. Agenda items pulled in five counties; parcel files built for 962,194 parcels, including 353,180 in Brevard and 181,244 in Seminole.
Tampa BayHillsborough, Pinellas, Pasco, Hernando, Manatee, and Sarasota. Permit collectors are live in Hillsborough, Pinellas, and Pasco: 427 permits in the first two-week pull.
South FloridaMiami-Dade, Broward, Palm Beach, Martin, St. Lucie, and Indian River. Martin pairs a full parcel file (99,060 parcels) with current agenda items; Indian River agendas and parcels are pulled.
Southwest and NortheastLee, Collier, and Charlotte in the southwest; Duval, St. Johns, Clay, and Nassau in the northeast. Collier's first pull: 67 agenda items and 298,250 parcels.

Across the mapped counties, the parcel files cover more than 5.8 million Florida parcels.

FAQ

Who is this for?

Community-bank commercial lenders and small regional builders and developers working Polk County. If your deals depend on knowing what is being entitled and assembled before it lists, this is built for you.

Where does the data come from?

Public Polk County records only: the Legistar agenda system, the Accela permit portal, the Clerk's official records, and the Property Appraiser's daily bulk files. Collection risk is technical, not legal, under Florida's public records law.

How current is it?

The feed ships every Monday covering the prior week. Assemblage flags come from recorded sales, which lag actual closings by a few weeks.

What happens after the free trial?

$129/mo after the trial. Reply to any issue to subscribe. Cancel anytime by replying REMOVE.

Is this a list of properties for sale?

No. These are signals that land is moving: filings, permits, and recorded sales. We do not present them as listings or off-market deals, and we make no claim about a seller's intent.
